Guide to Building on Your Own Lot

The thought of building your own home can seem overwhelming. But when you place your project in the capable hands of Lady Street Builders, the process is as easy as counting to 10! Whether you want to build on one of our lots or property you own, we look forward to working with you.

  1. Budget and Timeline

Determine your budget for the home building project. Working with a trusted lender, check your credit score, compare mortgage options, and prepare to make a down payment. With a budget in mind, set congruent timelines for moving, closing, and the construction process, which usually takes between 7 and 9 months.


  1. Create a Wish List

Thinking about your lifestyle and reflecting on what has or has not worked in the past, create a list of priorities for your new home. Consider size, layout, and functional designs for these home features. We offer a variety of customizable plans that can fill your wish list, or better yet, our home designer can draw and create your dream home plan.


  1. Meet with Tony!

Meet with our president and widely respected builder, Tony Carnaggio, in person. With over 25 years of experience as a licensed residential and commercial builder, he will guide you through the selection process with a “no problem” attitude. Ask questions and get answers – with Tony at the helm, you will find the right home plan for your lifestyle.


  1. Visit Our Model Homes and Make Selections

Visit one of our beautiful, furnished model homes to get inspiration to make your home truly yours. Select interior features such as cabinets, countertops, paint colors, backsplash, tile, trim, flooring and other finishes that add your personal style.


  1. Construction Kick Off

Once plans are drawn up and approved, it is time to put hammer to nails. We will assist with pulling permits and coordinate with all contractors. Your lot will be graded and your basement location will be marked. Ground breaking will begin! At this time, we also will help you navigate the review process, HOA lot and landscape approvals – we are experts in this area and can manage this for you!


  1. Framing and Mechanicals

Things are about to get exciting as framing begins and your home begins to take shape! The walls and roofline come together quickly. Once the floors are framed, we will mark outlines for electrical, plumbing, HVAC, appliances, light fixtures, and cabinets to ensure accuracy.


  1. Interior and Exterior

After sheetrock is installed, window trims, molding, and baseboards are finished. The exterior façade will take shape and a driveway will be put in. We will give you updates on our progress every step of the way.


  1. Finishes

We come together for a final meeting to review your choices of cabinets, trim, floors, etc. Upon approval, we put the finishing touches on your home!


  1. Closing

After a final inspection and walk through, we ensure you are completely satisfied with the job. We will go over our warranty program and show you how to use and maintain all the innovative systems of your home. You will sign off on any outstanding items and close on your new home!


  1. Welcome Home!

After the construction clears and we clean up, it is time for you to settle in. You will have time to move in, unpack, decorate and make the space feel like yours. You may consider landscaping to make the outside look as fabulous as the inside. Show off your home with house warming parties and get to know your new neighbors!
